The user is confidential for the time being; the <br />project is going by the name “Banjo”. They are represented <br />locally by Ryan Companies. <br />The project site consists of three parcels totaling just over 40 <br />thst <br />acres, between 20 and 21 Avenues, north of Fairview Street, <br />and south of Commerce Drive. <br />The site is essentially vacant, being used for Rehbein’s large-scale <br />black dirt operations. The site has street frontage on three sides: <br />thst <br />on the east and west along 20 and 21 Avenues, and south <br />along Fairview Street. The northeast corner of the site touches the <br />st <br />intersection of Commerce Drive and 21 Avenue. Clearwater <br />Creek angles across the northern quarter of the site, separating a <br />5-acre triangle of land, mostly wetland, from the rest of the site. <br />Adjacent uses and zoning are industrial to the north and south in <br />st <br />Centerville, as well as east across 21 Avenue in Lino Lakes. To the <br />th <br />west across 20 Avenue are commercial zoning and uses, <br />including the Creative Kids Academy daycare, Centerville <br />Storage mini-storage, and Mechanical Air Systems. <br />Land Use Plan and zoning map excerpts are included on the page following the next. <br /> <br />
