AN <br />April 12, 2022 <br />RE: Project Banjo <br />Land Use Application <br />Planned Unit Development (PUD) Narrative <br />The objective of the PUD is to build a 141 360 SF industrial warehouse building an a 40.72t acre <br />site at the NE corner of 2011 Ave and Fairview Street. The primary purpose of the building is to <br />distribute customers' orders of general merchand+se and household goods to their homes via <br />sprinter vans. The facility will support 550 to 600 employees ,per day. <br />The following exceptions and flexibility to the City's Land Use Regulations are required to <br />accomplish the objectives outlined above: <br />1. Truck Terminal <br />c The C1ty has determined that the vehicle loading operations proposed is <br />classified as a "Truck Terminal' use. The City Codes table of allowed uses <br />(Table 156-A.1) includes "Truck Terminal" as a "Conditional Use'. Although <br />applicant contends that the use is practically not a truck terminal. There will <br />be a limited number of trucks that come and go on site. The vast majority of <br />deliveries takes place via vans or passenger vehicles. <br />Although typically allowed as part of a conditional use permit, we are seeking <br />that the truck terminal use be allowed as part of the PUD. <br />2, Maximum Building Height <br />C. Per Section 156 121(A) Structures, No structures or building may be erected <br />to a height exceeding 35 feet without the issuance of a conditional use <br />permit. <br />The proposed building is 44 feet in height. Although typically allowed as part <br />of a conditional use permit, we are seeking flexibility on this code <br />requirement as part of the PUD- <br />I Loading Facility <br />Per Section 156.040 (L) Loading facilities, Loading facilities shall be on the <br />side of rear yards. When adjacent to and/or visible from any public street. <br />the facilities must he adequately screened.. <br />The south side of the site/building is being considered as a side yard.
