Building Mounted Signage <br />A 100 sf sign and a 155 sf sign are planned on the East elevation. Two smaller signs totaling 35 <br />sf are planned at the entrance points to identify those as entrances and help with wayfinding. <br />Site Access and Traffic <br />Access to the site will be provided via Fairview Street and 21st Ave. Two driveways are proposed along <br />Fairview Street that will primarily serve the delivery vans. These drives will align with the proposed <br />access drives to the south. Three driveways are proposed along 21 st Avenue; the northern driveway will <br />be a semi -truck only truck access, the central access will be the employee access, and the south access <br />will be the primary exit for the delivery vans. <br />The facility's trips generations are generally offset from the typical peak hours to help mitigate traffic <br />concerns and improve operations. The surrounding roads have plenty of capacity and therefore traffic <br />mitigation is not required to maintain an acceptable level of service. See the attached traffic study for <br />additional details. <br />Off -Street Parking <br />The project is proposing 297 associate stalls, 527 van parking stalls, 13 trailer stalls, and 15 loading dock <br />positions. This is justified based on current business operations and shift changes. The following <br />information is provided in support of the justification: <br />a. Number of Shifts and Employees Per Shift <br />i. 1 st — 102 Associates (2:00 AM — 12:30 PM) <br />ii. 2nd — 33 Associates (6:00 AM — 2:30 PM) <br />iii. 3rd — 33 Associates (1:30 PM — 10:00 PM) <br />iv. 4th —26 Associates (2:00 PM — 6:00 PM) <br />v. 5th Shift — 5 Associates (12:00 PM — 10:30 PM) <br />vi. Drivers — 344 Drivers (9:20 AM — 8:50 PM) <br />b. Number of Line Hauls <br />i. 21 <br />c. Number of Vans <br />i. 344 <br />Many of the van drivers will park their cars in the van lot. This helps to save on the number of car parking <br />stalls that are needed. Based on the information provided above the current parking stalls satisfies as <br />well as supports business operations. <br />Utilities <br />The site currently has water and sanitary sewer service stubs along Fairview Street that will be utilized to <br />serve the proposed building. The project is proposing to extend an 8" water line from Commerce Drive to <br />Fairview Street along the west side of 21 st Avenue per direction from the City. <br />There is relatively low demand for water and sanitary. The primary use is for restrooms and sinks. There <br />is no process water in the facility. <br />
