Stormwater Management <br />Stormwater will be managed on -site and will conform with applicable Rice Creek Watershed District <br />requirements. Due to limitations regarding infiltration viability of existing subsoils (HSG type D soils) the <br />stormwater management system will consist of three (3) stormwater/NURP ponds along the west and <br />northwest portions of the site <br />Wetland Impacts <br />A wetland delineation and report was completed by Kjolhaug Environmental Services in 2018. There is a <br />small de minims wetland 0.03 acres in the middle of the site that will be impacted with the construction of <br />the project. We will apply for wetland permitting with Rice Creek Watershed District. De min imis wetland <br />impacts do not require WCA mitigation. <br />Landscaping <br />The proposed landscape design is a diverse selection of trees, shrubs, grasses, and ground covers which <br />will provide an esthetically pleasing experience while also fulfilling the requirements of the City zoning <br />code. <br />Landscaping zoning requirements: The quantity of proposed trees and shrubs has been determined by <br />the landscape standards in the city code. Tree calculations are based on 1 tree / 3000 SF of the disturbed <br />site area (29.79 AC/1,297,774 SF). The total quantity of trees required is 433. The total quantity of <br />shrubs required is based on 1 shrub / 10 LF of the building perimeter of 1,702.83 LF and the perimeter of <br />the parking lot that is 4,979 LF. The total quantity of shrubs required is 668. <br />Outside of the proposed building and hardscape elements, the entire portion of the disturbed site will be <br />landscaped and irrigated. This will be accomplished by using a combination of trees, shrubs, ornamental <br />grasses, native prairie plants, and turf. The diverse selection of trees & shrubs consists of thirteen (13) <br />species of deciduous trees, five (5) species of evergreen trees, six (6) species of deciduous shrubs, four <br />(4) species of evergreen shrubs and five (5) species of grasses. With a broad mixture of species, the <br />planting pallet will provide a wide variation of height, shape, texture, and canopy coverage. In order to <br />provide loading area screening above and beyond that of the vegetation, there will be a 6' tall opaque <br />fence adjacent to the parking areas along the South side of the site and portions of the West & East <br />property lines. See the attached 3D images for the site line views from the roads. <br />As the planting plan illustrates, there is a significant quantity of trees on the north side of the building <br />which may not be of the highest benefit to the public. If some of these trees would provide a higher <br />aesthetic value to a public venue the development would entertain placement of the required trees in a <br />public venue instead of on site. <br />Monument Signage <br />There are two monument signs proposed, one at the northern access to 21 st Avenue and one at the <br />middle access to 21 st Avenue. <br />Anticipated Schedule <br />• Construction Start: July 2022 <br />• Occupancy: August 2023 <br />
