3. Snow storage areas should be indicated on the site plan. With a paved area this large, snow <br />storage will be a concern. The city will expect that snow plowing operations on site do not <br />damage fences or light poles, which degrades the appearance of the site. <br />Response: <br />Snow storage area designations have been added to the site plan in each of the parking <br />lots. The selected areas are generally clear of structures that could be damaged. <br />4. The removal of the pole building in the northeast portion of the site is shown on the plans. It <br />should be noted that the removal of this building is a requirement of the development. The curb - <br />cut for this building should be removed and standard curb re -poured in its place. <br />Response: <br />Comment noted. The plans now show the curb -cut being removed and standard curb <br />poured in its place. <br />5. It is not clear as to whether the southern parking lot will have gated entrances or not. Please <br />clarify. <br />Response: <br />The southern parking lot will not have gated entrances. <br />Plat and Easements <br />1. The city would encourage the developer to plat the area to the northeast of the creek as a <br />separate lot, as it appears there is some buildable land along 21St Avenue, near Commerce Drive. <br />It does not appear that the proposed development makes use of this area in any way. The city <br />has limited available industrial and commercial land, so seeing this area go to waste, would be <br />unfortunate. <br />Response: <br />The site area north of the creek has been revised to provide compensatory flood storage <br />volume to meet Rice Creek Watershed requirements. <br />2. Additional drainage and utility easements maybe required around stormwater ponds and/or <br />floodplain mitigation areas. The Rice Creek Watershed District will have details on this. <br />Response: <br />We will coordinate easement requirements with the Rice Creek Watershed District. <br />3. Additional drainage and utility easement will be required to ensure that the water and sewer <br />mains in the southwest corner of the site is accessible. A 20-foot wide easement centered on all <br />mains should be shown on the plat.
