Response: <br />The attached plat shows an additional 10 ft. utility easement at the southwest property <br />corner. Additional drainage and utility easements will be coordinated with the City as <br />needed. <br />4. Additional drainage and utility easements may be needed to cover the public watermain which will <br />be installed with this development (along 21St Ave.), where the main is outside of the right-of-way <br />or within 10 feet of the back side of the right-of-way. <br />Response: <br />The proposed watermain along 21 st Avenue is set 10 ft off the proposed westerly right-of- <br />way. <br />5. In the far northeast corner of the plat, a 10'x10' right triangle of right-of-way should be added to <br />the west side of the 21St Ave. right-of-way dedication to accommodate snow storage, utilities and <br />other right-of-way needs behind the back of the curb. With the currently proposed right-of-way, <br />the existing curb appears to be at or near the right-of-way in the southwest corner of the <br />intersection. <br />Response: <br />A 10' x 10' right triangle of right-of-way has been added to the west side of the 21 st Ave. <br />right of way dedication. <br />6. The parcel which is recorded under the Torrens System will need to be converted to Abstract <br />property and combined with the other parcels to form one lot This is required so that the narrow, <br />unbuildable parcel does not end up as a tax forfeited property. We understand that the length of <br />time needed to accomplish this may make it impossible to record the plat necessary for <br />development in a timeframe which enables the project to move forward. We are open to <br />discussions on how to keep the project on track, but assure that this action is eventually <br />completed. <br />Response: <br />Comment noted. We request that the property conversion be a condition of approval that <br />is acceptable to the City and applicant. <br />7. Anoka County should be contacted to determine if there are additional right-of-way needs or <br />access restrictions along County Road 54 (20th Ave.). <br />Response: <br />Right-of-way needs have been coordinated with Anoka County as identified on the plat. <br />8. The city attorney will be consulted as to whether or not existing easements which underly the <br />proposed rights -of -way will need to be vacated.
