5 <br />May 25, 2022 <br />Centerville City Council <br />Page 12 of 18 <br />RE: Banjo Distribution Center, PUD, Preliminary & Final Plat <br />Realigned Fairview & 20th Avenue <br />The intersection of Fairview Street, Center Street and 20th Avenue <br />is askew, with Center Street and <br />Fairview Street being approximately 250 feet apart. With the <br />relatively low volume of traffic on <br />either side road, this intersection alignment has not caused major issues, to date. However, with <br />C <br />the intensification of traffic on <br />Fairview, combined with growing <br />-"—"—" - — "— -' " "—I <br />Banjo <br />traffic volumes on 20th Avenue <br />(CSAH 54), the intersections <br />facilityCM4a�. <br />Appffeont's c,�F <br />l <br />alignment could become a <br />site Plan <br />problem. In particular, if a traffic <br />signal or roundabout were ever <br />I <br />warranted at this location, Fairview <br />j <br />and Center Street would need to <br />be aligned. Obviously, it would not <br />make sense to construct a turn lane <br />on 20th Avenue, if ultimately, <br />Fairview Street was realigned for <br />either a signal or roundabout. <br />City and County engineering staff <br />have been discussing a Corridor <br />Study which would help determine <br />the appropriate intersection <br />treatment here. The two agencies <br />continue to work towards an <br />agreement on the timing of any <br />improvements. <br />
