FINDINGS OF FACT FOR CONDITIONAL USE PERMIT <br />............. <br />The Planning and Zoning Commission and the City Council made these Findings of Fact <br />in support of the recommendation and approval of this Conditional Use Permit: <br />1) The City, through its conditional use process, can place reasonable conditions on <br />use of property. <br />2) The City has standards in its zoning code for site plan review, including screening <br />of storage areas from rights -of -way and adjacent properties, and for landscaping, <br />lighting, building materials, and other issues which promote high quality, attractive <br />development in the City's commercial areas. <br />3) The Commission adopted those facts, findings, and recommendations published <br />in the Planning Report by Phil Carlson, AICP, Stantec, dated February 1, 2022, <br />4) The project as proposed meets the criteria for granting a Conditional Use Permit in <br />Section 156.320 of the Zoning Code. <br />5) These findings, and issuance of this Permit, are specific to the purchase of the <br />Subject Property by Max Storage Enterprises, LLC. <br />CONDITIONAL USE PERMIT CONDITIONS <br />The City of Centerville hereby grants the Subject Property and Landowner a <br />CONDITIONAL USE PERMIT to develop, construct, maintain, and operate a Mini -Storage, <br />subject to the following conditions: <br />1) Uses permitted within the units on site are storage inside the building or any <br />Permitted Use in the 1-1 zoning district. <br />2) The Subject Property, including all structures and other improvements, shall only <br />be used in the manner set forth in the following plans, which are attached as <br />Exhibit A: <br />a. Civil Plan, prepared by Kent E. Brander, Civil Methods, Inc., dated [TO BE <br />REVISED]. <br />b. Landscape Plan, prepared by James A. Kalkes, RLA, Site Design, LLC, dated <br />2/21/2022 <br />c. Architectural Plan, Floor Plan and Elevations, prepared by Robert D. <br />Johnson, Architect, dated 2/21/2022, <br />d. Lighting Plan, prepared by Robert D. Johnson, Architect, dated [TO BE <br />REVISED]. <br />3) If a use, other than mini -storage, is proposed for any unit that is allowed by <br />Conditional Use Permit (CUP) in the ]-I zoning district, the property owner will need <br />to apply to the City for a CUP on their behalf and get approval for the CUP before <br />Centerville Conditional Use Permit <br />Draft Version 03/04/2022-1 <br />
