<br />Sedona Townhomes, LLC, developer and builder of the Centerville <br />Office Park, 7029 20th Avenue, proposes to build on Outlot A, the <br />open area on the south end of the office park, a three story office <br />building. The building footprint would be 10,000 square feet, for a <br />total of 30,000 square feet, and 150 parking stalls would be <br />available for the building. The open space surrounding the <br />building and parking would be landscaped with maple, ash, and <br />spruce trees. Further, the landscaping in the center island of the <br />parking lot would include tables and benches. On the south end of <br />the new building there would be a large open patio with tables and <br />chairs for outdoor meals and socializing. <br />The exterior of the building would be concrete panels with <br />decorative colors, many windows, and architectural detailing <br />which would accent the entry, corners and rooflines. <br />As part of 20th Avenue reconstruction by Anoka County, a new <br />turn lane will be installed at the site entrance. As traffic enters the <br />office park the flow will be into the center of the parking lot and <br />disbursed around the buildings. It is expected that the people <br />coming to work would arrive during a one-hour time frame in the <br />morning, and leave with a similar disbursal as well. <br />The building setbacks from lot lines, roadways, neighboring <br />houses and businesses are quite adequate. There is much open <br />space created by Clearwater Creek on the south and west, the <br />office park retainage ponds on the west, the new city commercial <br />park on the east, and City Public Works on the north. With the <br />screening, spruce trees on the west, an effective buffer will be <br />created between the new building and the neighboring houses. <br />This is a concept site plan for review purposes and Sedona <br />Townhomes LLC seeks your input for this exciting project. <br />
