City of Centerville
Planning and Zoning Commission
March 1, 2022

Mr. Lee, Max Storage Enterprises, Inc., addressed the Commission. He stated the Project
Manager, Mr. Eli Ripnow, was not present this evening but noted he was sure they can
accommodate the request for additional lighting.

Commissioner Kubat asked if they know where the trash will be located yet. He stated he
suggests they have it inside or enclosed if possible.

Mr. Chad Anderson, Max Storage Enterprises, Inc., addressed the Commission. He stated
they plan to have the trash in an enclosed location that will be hidden from the outside. He
noted that they were uncertain if it was a necessity

Motion by Commissioner Kubat, seconded by Commissioner Olson to close the public
hearing at 6:40 p.m. All in favor. Motion carried.

V. AWARDS, PRESENTATIONS & APPEARANCES

1. None

VI. OLD BUSINESS

1. Site Plan Review & CUP Consideration – Max Storage Enterprises, Inc. & Farrell
Properties, 2010 Fairview Street (Continued)

City Administrator Statz introduced this item and noted the changes to the site plan
presented.

Commissioner Kubat stated he is wondering if there is a reason that there appears to be some
language that is restated within the conditions regarding the uses allowed in the site plan.

Chairperson Broussard-Vickers asked for clarification on Conditions #2 and #3 of the CUP.

City Planner Carlson explained the purpose of Conditions #2 and #3 and noted they can
clarify the wording to make it clearer. He noted they can tighten up the wording and it can
state something that states how the property owners will notify the City of any changes in
use by tenants.

Chairperson Broussard-Vickers asked if they could have contact information on hand for
tenants so they can reach them in the case of an emergency.

City Administrator Statz stated they could ask for that information. He noted they do not
require that from the other storage facility in the City currently. Because this facility will be
allowing different uses on the property, it would not be a bad idea to have that information
on hand in the case they need to reach them.

Motion by Commissioner Nelson, seconded by Commissioner Olson to recommend
approval of a Conditional Use Permit and Site Plan for Max Storage Enterprises, Inc.
(Mini Storage) with additions and changes noted by City Staff to Conditions #2, #3,
and #8. All in favor. Motion carried.
