City of Centerville <br />Planning and Zoning Commission <br />March 1, 2022 <br /> <br /> <br />2. Centra Homes Site Plan Review – Block 7 <br /> <br />City Administrator Statz introduced this item. <br /> <br />Ms. Carla Dunham, Centra Homes, addressed the Commission and provided an overview of <br />the Site Plan. <br /> <br />Ms. Dunham stated they are proposing two (2) different color schemes and would like the <br />Commission’s input on their preference. She noted they have provided a list of other <br />developments in Centerville with the same mixture of siding they plan to use on this project <br />so they can see how it looks on finished homes. <br /> <br />Acting Chairperson Twohy stated he really likes the way these will look but does not have <br />a preference on color. <br /> <br />It was the consensus of the Commission to recommend Option #1 for the color scheme. <br /> <br />Motion by Commissioner Kubat, seconded by Commissioner Olson to recommend <br />approval of Option 1. All in favor. Motion carried. <br /> <br />VII. NEW BUSINESS <br /> <br />1. Site Plan Review – 2050/2070 Main Street <br /> <br />City Administrator Statz introduce this item and reviewed the site plan. <br /> <br />City Planner Carlson noted he would like to make a change to the proposed fencing and they <br />would like to see the decorative fencing extended another 100 feet beyond the gates. <br /> <br />Ms. Jennifer Haskamp, Swanson/Haskamp Consulting, addressed the Commission. She <br />noted it was their understanding upon discussions in November, that the purpose of fencing <br />would be to conceal the yard from the trail along the road. She stated they found that their <br />previous proposal to extend the decorative fencing 30ft suffices to conceal the yard from the <br />trail. She stated it does not appear the plans they have reflect the additional 30ft which wrap <br />the fencing around the corners and stated that is an oversight on their part which they are <br />happy to correct. <br /> <br />City Administrator Statz stated he feels the cost to extend the fencing 100 feet is something <br />the developer can most likely find in the budget if they are already planning to extend it an <br />additional 30 feet. <br /> <br />Acting Chairperson Twohy stated this type of fencing is not cheap and if it cannot be seen <br />he does not think they should require it be done. <br /> <br />Ms. Haskamp stated there is a large cost difference between 30 feet to 100 feet but if they <br />want more of the decorative fencing they could discuss going up to 50 feet or something <br />along those lines if the Commission was in agreeance. <br />Page 3 of 4 <br /> <br />
