<br /> <br />2 <br /> <br />Prioritize Sites for Investment <br />The following three sites have generated the most interest from developers: <br /> <br /> 1737 Main Street (various inquiries: coffee shop, salon) <br /> Block 7 (row style town homes) <br /> Site north of NorBella Senior Living (apartments, hotel) <br /> <br />The City Council recently approved a purchasing agreement with F&M Holdings, LLC, dba Guys <br />and Dolls Salon for the land at 1737 Main Street. <br /> <br />4§¤ "«®¢ª Ζ ²¨³¤ § ² ²¶¨³¢§¤£ £¤µ¤«®¯¤±²Ȍ § £² ´¬¡¤± ®¥ ³¨¬¤² ®µ¤± ³§¤ « ²³ ¥¤¶ ¸¤ ±²Ǿ <br />however, there is continued interest at this site. <br />There are preliminary conversations occurring about building a hotel and stand-alone restaurant <br />on the site north of NorBella Senior Living. <br /> <br />Gauge Property Owner Interest in Redevelopment <br />In 2022, the EDA sent a letter to residents in the M1 and M2 residential districts to gauge their <br />interest in talking with prospective developers. The intent of the letter is to connect residents <br />interested in working with developers on potential projects in downtown Centerville. <br /> <br /> <br />Goal 2. Spur New <br />Development <br /> <br />I NTENTIONAL O UTREACH <br />Over the last year, the EDA has attended <br />networking events to network and meet potential <br />prospects for development. <br /> <br />Staff also sent information in to Aldi for their <br />review. <br /> <br />th <br />Further, staff spoke with the land owner at the southeast quad of Main and 20 Street. <br /> <br />E NGAGE P ROPERTY OWNERS <br />Last year the EDA sent a letter to residents in downtown Centerville, gauging their interest in <br />talking with developers about potential projects in the area. Staff is monitoring responses. <br /> <br />A SSIST WITH MARKET STUDIES <br />The EDA has developed a scope of work for the downtown redevelopment market study that is <br />currently underway in Centerville. The purpose of the study is to understand the viability of <br />mixed-use development in the downtown. If so, the EDA would like to know the next steps for <br />implementation. If not, the EDA seeks to understand what viable development looks like in the <br />area. We are awaiting the results of the market study. <br /> <br /> <br />
