Memorandum <br /> <br /> <br />Date: April 24, 2023 <br /> <br />To: Honorable Mayor and City Council Members <br /> <br />From: Mark Statz, PE Î City Administrator/Engineer <br /> <br />Subject: 1737 Main Street <br /> Guys and Dolls Salon <br /> Sketch Plan Review <br /> <br />The prospective developers of 1737 Main Street have produced three concept sketches <br />for their new retail building. In Option A, the building is set back to the rear of the yard, <br />with parking in front. Option B features a building in the front of the lot, with limited <br />setback to the right-of-way and parking in the rear. Option C is a more elongated <br />building, maximizing the front exposures. The ownership group does not wish to further <br />explore Option C. <br /> <br /> Option A Option B <br />With Option B, comes the complication of overhead power <br />lines. The picture at the right shows these lines as viewed <br />from Progress Street, looking southeast. The lines can be <br />seen on the drawings shaded in yellow. For both safety and <br />aesthetic reasons, the power lines would need to be either <br />relocated or buried to accommodate Option B at a cost of <br />between $25,000 to relocate and $60,000 to bury. With <br />Option A, the power lines may not be as intrusive to the look <br />of the development and could remain in place. <br /> <br />
