City of Centerville
Planning and Zoning Commission
June 6, 2023

Motion by Commissioner Thompson seconded by Commissioner Nelson to close the public
hearing on the variance request. All in favor. Motion carried.

Discussion ensued about the irregular shape of the lot, support of the neighbors, and the history of
approving variances.

Motion by Commissioner Thompson seconded by Commissioner Krueger to approve the
variance for reconstruction of a shed at 1746 Dupre Road. Commissioners Thompson,
Nelson, Olson, Krueger, Kuiper voted Aye. Commissioner Linda Broussard-Vickers voted
abstained. Motion carried.

2. Interim Use Permit Application – 7087 Centerville Road

Motion by Commissioner Broussard-Vickers seconded by Commissioner Krueger to close
the public hearing for the IUP for 7087 Centerville Road. All in favor. Motion carried.

Discussion ensued about the number of chairs the salon would have. The owner reported that there
would be 7 chairs with one that would be used for esthetician services.

Motion by Commissioner Thompson seconded by Commissioner Krueger approve the IUP
with the conditions outline in the staff report. Preliminary Plat & Planned Unit Development Application – 1737 Main Street

Motion by Commissioner Krueger seconded by Commissioner Thompson to close the public
hearing for 1737 Main Street. All in favor. Motion carried.

Discussion ensued about relocation and/or burying of utility poles for the project site. Planner
Carlson noted that it would be good to find funding for this if possible. Administrator Statz noted
that relocating the poles to the back side of the site would be counter-productive - they would have
to be buried. Council liaison Love stated that if the city were to find money for burying the utility
lines, the proposal would have to start over to push the building back up to the lot line.

The applicant updated the Commission on their timeline, noting they are waiting on civil drawings,
geotechnical work, etc. and will be brining the revised plat back to the Commission next month.

Motion by Commissioner Olson seconded by Commissioner Krueger to approve a motion to
table this item so staff can continue working with the applicant on revised plans. All in favor.
Motion carried.

VIII. APPROVAL OF MIN UTES
1. June 6, 2023, Planning & Zoning Commission Meeting Minutes
There was a minor revision to the minutes, which is removing a duplicative motion.

Motion by Commissioner Thompson, seconded by Commissioner Olson to approve the May
2, 2023, Planning and Zoning Commission minutes.
