Centerville 2040 Comprehensive Plan <br /> <br /> <br />If the future commercial and industrial land develops with a similar jobs per acre, <br />Centerville could have approximately 1,280 jobs upon full build out. <br />P ROTECTING S PECIAL R ESOURCES <br />As required by state statute, a municipality’s comprehensive plan must also include <br />strategies for protection of special resources, including solar access, historic preservation, <br />and aggregate. These strategies are discussed below. <br />Minnesota Statutes require an element for the protection and development of access to <br />direct sunlight for solar energy systems. The purpose of this legislation is to prevent solar <br />collectors from being shaded by adjacent structures or vegetation and to ensure that <br />development decisions do not preclude the possible future development and use of solar <br />energy systems. To ensure the availability of solar access, the City of Centerville will, <br />whenever possible, protect access to direct sunlight for solar energy systems on principle <br />structures. The City of Centerville will consider solar access in the review of site plans and <br />planning decisions. See Map 8-1 for Gross Solar Potential in the community. <br />Metropolitan Council requires that metropolitan area communities identify any regionally <br />significant aggregate resources to ensure proper planning for their use. Centerville does <br />not contain any regionally significant aggregate resources and therefore does not require <br />any special planning. <br />When an EAW was completed for Centerville’s Downtown Redevelopment project, the <br />State Historic Preservation Office (SHPO) was contacted to determine if there were any <br />historic sites or resources. The 106 Group also completed a survey of cultural resources <br />for the County Road 14 reconstruction project. While both inquiries returned the same <br />39 properties that were in SHPO’s inventory, it was concluded that none of these <br />properties are eligible for listing on the National Historic Register. <br /> <br /> Page 47 <br /> <br /> <br />
