restrictions on both sides of Centerville Road may hinder the immediate construction of <br />these elements, but the costs for such work should be considered in the negotiations for <br />the development. <br />Parks and Trails <br />The development will be subject to park dedication fees. The current fee is $3,000 per <br />unit. <br />Some consideration should be given to surrounding pedestrian facilities and how this <br />proposed development would connect to them. Any connections to those pedestrian <br />systems should be made with this development where practical. <br />Architecture <br />The architecture of this building will be an important element of the development <br />proposal to consider when negotiating the terms of the PUD. The Downtown Master <br />Plan calls for a number of things to be considered, including the quality of materials used, <br />the variance of colors, textures and façade setbacks, and incorporating the cityÓs French <br />Canadian heritage. The proposal describes some of these elements but lacks detail (of <br />course this is just a sketch plan). Subsequent submittals will be scrutinized more closely <br />regarding how they meet the intent of the Downtown Master Plan Guidelines. <br /> <br />Future Development in the Immediate Area <br />Often, a development of this magnitude will spur the redevelopment of other adjacent or <br />nearby parcels. As plans are further developed, the compatibility of the improvements <br />with what could potentially be developed on neighboring land will need to be considered. <br />The developer has provided a Ðghost platÑ of potential uses for the parcels to the south of <br />the proposed apartment. These sketches are merely for discussion purposes and do not <br />represent any intent to redevelop those properties at this time. The sketches were <br />produced without the input or consent of the underlying property owners. <br /> <br /> <br />City staff and the developerÓs representatives will be on hand to answer any questions the <br />commission may have.
