CITY OF CENTERVILLEREQUEST FOR ACTION Agenda Item # Department: RequestedMeetingDate: January 2, 2024 Community Development VII.3 TITLE OF ISSUE: Sketch Plan - St. Genevieve's Apartments (LaLonde Property) - Ebert Companies BACKGROUND AND SUPPLEMENTAL INFORMATION: Attached you'll find a presentation and Sketch Plan from Ebert Companies, outlining their proposed apartment complex on the LaLonde Property. This Sketch Plan is required under City Code Section 153.56 to facilitate an Advisory Meeting (153.59) with the commission. The purpose of this meeting is to provide initial feedback to the developer prior to them investing in full plans and architectural drawings. Also attached you'll find the Memorandum of Understanding (MOU) adopted, unanimously, by the City Council at their December meeting. The MOU outlines the conditions under which the city council would consider offering Tax Increment Financing as a development incentive for this project. This MOU does not bind the commission to accept the development proposal or elements thereof. COST AND SOURCE(S) OF FUNDING: N/A REQUESTED ACTION: No formal action is required for a Sketch Plan Review at an Advisory Meeting. However, providing clear, but non-binding guidance to the developer is appropriate.
