1687 Westview Street (LaLonde Property) <br />The owner of the site has chosen a developer to work with on a proposed redevelopment project for the <br />site. Ebert Companies is a builder and developer, based in the western suburbs of the Twin Cities and has <br />experience building multi -family complexes in suburban and rural settings. They are gearing up for a <br />presentation to the City Council on November 8. <br />Staff has engaged with our TIF consultant to look at the preliminary feasibility of using TIF on this <br />proposed project and to get an idea of how much increment could be provided, if necessary. <br />Old Mill Estates 1st and 2nd Additions <br />Close-out of the development's Rice Creek Watershed District Permit is the main remaining item which <br />needs to be addressed before we can look at closing out the development escrow. <br />The city continues to work with the developer and builders on site clean-up items. <br />Centerville Storage <br />The facility is now open for business. The developer has completed drainage corrections along the north <br />side of the facility and will continue to work on watershed permit close-out. <br />Bay View Villas (Waterworks Site) <br />The developer's landscaping crew has begun work near the dock access area. Watershed permit closure is <br />also required, prior to release of the development securities. <br />Rehbein Commercial <br />Developer securities have been received by the city for 35% of the initial project costs and will be held <br />through the 2-year warranty period, which will end in 2024. The developer has now been granted close- <br />out of their Rice Creek Watershed District permit. <br />Kwik Trip <br />Work is complete. We are working with the developer to close out the project. <br />Rehbein Industrial <br />Developer securities have been received by the city for 35% of the initial project costs and will be held <br />through the 2-year warranty period, which will end in 2024. The developer has now been granted close-out <br />of their Rice Creek Watershed District permit. <br />Max Storage (Fairview Street) <br />Windows and access doors are in place, <br />while exterior block work nears <br />completion. <br />Amazon Fulfillment Center <br />The facility is now up and running at around 65% capacity. Over 250 employees now work in the building <br />while more than 400 van drivers are based out of this facility. As the busy holiday season approaches, the <br />facility is on pace to be able to deliver over 100,000 packages a day. <br />Some supply chain issues have slowed Connexus Energy's efforts to provide power to the electric vehicle <br />charging stations, so a temporary generator will be brought in to supplement until the necessary, <br />permanent equipment arrives. <br />FEMA has been working directly with the consultant on final issues related to the floodplain modeling. <br />We anticipate approval of the floodplain impacts shortly.
