City of Centerville <br />Planning and Zoning Commission <br />February 6, 2024 <br /> <br />business may pursue a tank filling system within the bay, but they will also use exterior hydrants <br />with permission from various water utilities or cities. Administrator Statz noted that no further action <br />is needed by the Planning and Zoning Commission. <br /> <br />b. Auto Detailing Î Proposal 2 <br />Administrator Statz introduced this item as presented in the packet, noting that the proposed <br />business consists of auto detailing (intense interior and exterior cleaning), window tinting and the <br />installation of other auto accessories, such as protective films, etc. No vehicle repair would be done. <br />Activities involved could be considered closely similar to a car wash, which is permitted use in the <br />Industrial district. <br /> <br />The owner of the auto detailing business addressed the Planning and Zoning Commission and <br />confirmed the information that was provided by Administrator Statz. <br /> <br />Staff recommends that the planning and Zoning Commission take formal action to endorse this <br />recommendation or make a different interpretation. <br /> <br />c. UTV Outfitter Î Proposal 3 <br />Administrator Statz introduced this item as presented in the packet, noting that the proposed <br />business installs lights, decals, and other accessories on Utility Terrain Vehicles (UTVs), as <br />required to outfit them for use by public safety agencies (police, fire, etc.). No vehicle repair is <br />done. <br /> <br />Activities involved in the installation of lights, decals and accessories seem to most closely mirror <br />that of machine and repair shops (indoors), which is a permitted use within the zoning district. <br /> <br />StaffÓs recommendation is to allow the use as a permitted use with the finding that it is closely <br />similar to Machine and Repair Shops (indoor) uses, which is a permitted use on the Table of <br />Allowed Uses in the City Code. <br /> <br />d. Cabinet Maker Î Proposal 4 <br /> <br />Administrator Statz introduced this item as presented in the packet, noting that the proposed business <br />intends to store company trucks inside the bay. Woodworking and cabinet manufacturing and <br />assembly will also take place within the building. Provisions for dust collection have been made and <br />the unit is equipped with fire suppression equipment. <br /> <br />The Zoning Administrator has determined that the cabinet making, and assembly portion of the <br />business is a Conditional Use, allowed via a Conditional Use Permit (CUP) under the <br />Manufacturing, processing, assembly except recycling and waste use category. Administrator Statz <br />added that a CUP application should be submitted for consideration as required by the city code and <br />the buildingÓs recorded CUP (conditions 3 & 4). No further action is needed by the Planning and <br />Zoning Commission at this time. <br /> <br />Motion by Commissioner Nelson seconded by Commissioner Olson to Accept Proposals 2 <br />(auto detailer) and 3 (UTV Outfitter) with the findings recommended by staff.
