While I am a great fan of the Centerville master plan, (it is a major reason we <br />moved our family here in March 2007), I have grave concerns regarding the high-density <br />apartment building proposed to take the place of a beautiful, historic old home overlooking <br />Centerville Lake. <br />I agree that we need to build out the city with multi-family housing that provides affordable <br />options for young professionals and families. However, starting that effort with a building <br />90-110 apartments on less than 3 acres, is not the way to go! <br />that houses <br />Here are some of my concerns/questions about how our small city and its current <br />infrastructure could accommodate that kind of building. <br />1.How will our city infrastructure support the increased traffic in that area? Will we <br />require additional intersections, stop signs or even stoplights? <br />2.How will this apartment building impact the current electrical grid? <br />3.How will it impact our water/sewer usage? <br />4.With tax incentives provided to the builder, how will the city pay for the <br />infrastructure needed? <br />5.What other expenditures will this require from the city to accommodate this large <br />building? <br />In addition to infrastructure, there is a question of the overall quaint look of our small city. <br />Why plop a behemoth in the middle of it? When I review the master plan from 2005, I see <br />beautiful depictions of attractive storefronts, restaurants, offices, etc, with housing above <br />them, creating two-level structures lining Centerville Road and Main Street. Why not <br />consider a medium density project that includes townhomes instead? Or conversely, as <br />depicted in the 2005 master plan, a lovely park. <br />I believe that moving forward with the Lalonde proposal would mar the look and feel of our <br />beautiful small town. In the Lalonde proposal, I find nothing special about the exterior <br />architecture of building proposed. It looks like every new apartment building that is being <br />erected in communities all over the metro. Why not build something that looks more <br />historic and blends with the idyllic St. Genevieve Church? <br />In the interior design of the Lalonde project, I also worry that the apartment building would <br />meet the needs of prospective residents with very small one-bedroom apartments and <br /> <br />
