The developer will likely be required to complete a traffic study <br />which will examine the impacts of this development and potential redevelopment of <br />the property immediately south of it as potential restaurant and/or retail shops. The <br />results of that study will inform our decisions on what may need to be done to <br />mitigate traffic impacts. <br />2.Generally, developers will reach out to the electrical company during the design of <br />the project to plan any needed improvemenƂŹϼ϶϶Ëđ϶ċŗŏЪƂ϶êŏƂijąijŲêƂđ϶ƂİêƂ϶Ƃİđŵđ϶Ɯijňň <br />be major upgrades necessary. <br />3.°İđ϶ąijƂƢЪŹ϶ijŏĨŵêŹƂŵƇąƂƇŵđ϶ijŹ϶Ɯđňň϶đŴƇijŲŲđċ϶Ƃŗ handle our full-build-out potential. We <br />do not anticipate any need for upgrades to our sewer or water facilities. <br />4.The only new infrastructure needed for the development is the reconstruction of <br />Westview Street, to a standard width and section, city street. This work is to be paid <br />for by the developer. They may choose to use TIF revenues to pay for that <br /> <br />
