This is <br />privately owned property in which the owners are seeking to develop based on zoning and density plans <br />which have been in place for many years. Since the plans being presented are in alignment, we as a city <br />are supportive. <br />The land is not being re-zoned. As for how it benefits residents, I see a number of things: Housing <br />options for aging parents or young professional couples without children who aren't ready to purchase a <br />home. A complex of this nature also has the opportunity to spur other development. Citizens often <br />comment about the desire for a nice restaurant or a revitalized downtown area, this could help us in <br />that respect. <br />As far as Tax Increment goes, it's a tool which can be used to assist the project, in fact our experts would <br />complete a cost analysis to tell us if rhe project is feasible without TIF. It's only eligible for it, if it's <br />not. The Council as a whole votes how the application of TIF, how much and how long. <br />There are no current plans to allow access onto Westview from Main Street. <br />I am not concerned about housing near the school. Traffic studies will be completed and plans will be <br />made to best accommodate traffic. <br />I do not have key dates as I'd today as they have not been set. The developer will drive the speed of the <br />project, we as a city will respond accordingly.
