1. Mark, have you had me to ŋ nd out the real-estate disclosure laws regarding being in a TIF district <br />from the city aorney? <br /> <br /> 2. The neighbors are all worried that the city is going to use eminent domain to take over my property- I <br />ķƚƓƷ ƷŷźƓƉ ƷŷĻǤ ǒƓķĻƩƭƷğƓķ ŷƚǞ ĻƒźƓĻƓƷ ķƚƒğźƓ ǞƚƩƉƭ͵ My understanding is that it must be for the <br />ƦǒĬƌźĭ ŭƚƚķ ğƓķ ƷŷğƷ ĻƒźƓĻƓƷ ķƚƒğźƓ ĭğƓƷ ĬĻ ǒƭĻķ to take property to re-sell property to a <br />developer. However, I do know that there are some caveats to this if we are in a TIF district. Can you let <br />me know how this could possibly impact me in the future? <br /> <br /> 3. What are the zoning laws regarding liquor licensing in proximity to a school? <br /> <br /> 4. If, for some reason this deal does not go through, is it even possible to consider development of <br />single family homes on the property? <br /> <br /> 5. If a developer wanted to put in town homes, what would be the minimum and maximum density <br />requirements? My best guess is 20-30 townhomes. Am I even in the ballpark? <br /> <br /> 6. Will a trac study and plan be done before ŋ nal approval is given to the developer? I know they <br />esmate an extra 600-700 trips / day. Thankfully, they have changed the parking by removing the <br />paring lot on the south west corner and not opening Westview. However, we are sll concerned with <br />increased trac and the school parking lot. <br /> <br /> 7. Most importantly for us, since we are prey sure that luxury apartments are in our best interest <br />compared to some other ideas, Is there anything the city can do to support us in our desire for a buer <br />zone? I spoke with the developer and know that this źƭ ĬĻźƓŭ ĭƚƓƭźķĻƩĻķ͵ tĻƩƭƚƓğƌƌǤͲ Lķ ƌźƉĻ Ʒƚ ƭĻĻ <br />some thing like a hedge-row on the top of the hill that is our property line to the north ( or perhaps a <br />fence). We are open to other ideas since we are sure the developer has far more experience than we do <br />with this kind of thing.
