tǒĬƌźĭ /ƚƒƒĻƓƷƭ ƚƓ ЊЏБА ĻƭƷǝźĻǞ {ƷƩĻĻƷ Α \[ğ\[ƚƓķĻ tƩƚƦĻƩƷǤ
April 25, 2024
Response from Mark Statz
ͻbğƓĭǤͲ
It is my understanding that the Ebert (the developer) intends to own the building after construction and
use a 3rd party manager that they use on other buildings they own. I'll be sure to have the developer
address that issue at the public hearing. If I forget, please be sure to ask that question during your time
at the podium. As we discussed, it's an important topic.
The type of Tax Increment Financing (TIF) being requested does NOT require affordable housing to be a
part of it. This is being proposed as a "Redevelopment" TIF district. It will need to meet certain
requirements in order to meet the criteria for such a district, including the presence of "substandard"
homes and certain percentages of the land which are "occupied". There are fairly detailed requirements
that I would be happy to further explain, but that information will be included in the TIF report in time
for that public hearing on June 12.
At the City Council meeting last night the city council discussed the idea of putting up a sign on or
adjacent to the property. After some discussion both for and against the idea, there was not a motion
put forward by anyone to instruct staff to put up a sign. You are welcome to put up a sign on your
private property or the private property of anyone who gives you permission. City code does not allow
the placement signs in the right-of-way and I'm fairly sure that the county has a policy against
temporary signs in their right-of-way as well. We will be making substantial efforts to promote the May
7 public hearing via the statutorily required publications and mailings. In addition, we will be adverting
the hearing on our website, social media, our electronic sign at city hall, and through our city-wide
email-blast. I still have your sign and will leave it at the front desk for you to pick up whenever you get a
ĭŷğƓĭĻ͵ͼ

Let me know if there's anything else I can help clarify.

Mark Statz, PE
City Administrator/Engineer
City of Centerville
1880 Main St.
Centerville, MN 55038
O: 651-429-3232
D: 651-792-7931
C: 651-775-5126
mstatz@centervillemn.com
www.centervillemn.com
@centervillemn
-----Original Message-----
