May 7, 2024 <br />Centerville Planning & Zoning Commission <br />Page 2 of 12 <br />RE: Ten Nineteen Development LLC, LaLonde Property, PUD Preliminary Development Plan <br />PLANNING & ZONING <br />The property is guided Central Business District/Mixed Use on the Future Land Use Plan and zoned <br />M-2 Mixed Use Neighborhood District (map excerpts below). All developments in M-2 require a <br />Planned Unit Development (PUD), which is processed as a Conditional Use Permit (CUP) under <br />Centerville’s Zoning Code. Parts of the M-2 code are included at the end of this report. The M-2 <br />standards reference the 2006 Master Plan & Development Guidelines for downtown Centerville, <br />which governs land use, site planning, urban design features, building materials and architecture, <br />and other elements. The site plan and rendering of the front SE corner of the project are illustrated <br />on the next page. <br /> <br />
