b. Residents or guests of, or vehicles from the subject property shall not park <br />on the following public streets: <br />i. Westview Street, <br />ii. Progress Road, north of Main Street, <br />iii. Centerville Road, north of Main Street, and, <br />iv. Main Street between Progress Road and Lakeland Circle. <br /> <br />c. Working on, or repairing cars, other vehicles, or equipment in the parking <br />lot is prohibited. <br /> <br />d. No vehicle, oversized vehicle, trailer, or combinations thereof shall occupy <br />more than one parking space. <br /> <br />7) Outside Storage Ï No Outside Storage, as defined by the CityÔs Code of <br />Ordinances, is permitted outside of a building on the subject property. <br /> <br />8) Disturbances Prohibited Ï The subject property, or users thereof, shall not produce <br />noise, vibrations, air pollution, light pollution, fire hazards, or noxious emissions <br />which disturb, endanger, or offend neighboring properties or the public. <br /> <br />9) Public Nuisances Prohibited - The subject property, or users thereof, shall not <br />create or maintain a public nuisance or disorderly conduct, as defined pursuant <br />to the CityÔs Code of Ordinances or pursuant to State Law. <br /> <br />a. The City deems it to be a public nuisance to smoke, vape, or drink <br />intoxicating beverages within sight of the elementary school or its students. <br />Accordingly, these activities are not permitted on the east side of the <br />subject property. <br /> <br />b. The City deems it to be a public nuisance for conditions to exist on the <br />subject property which allow persons to cross Main Street, to or from the <br />subject property. <br /> <br />10) Permits - Landowner will follow the applicable standards and requirements of the <br />City of Centerville City Code, Rice Creek Watershed District, Anoka County, Army <br />Corp of Engineers, Federal Emergency Management Agency, Minnesota <br />Department of Natural Resources, and any other agency having jurisdiction over <br />the subject property. Landowner shall grant and allow access by City and other <br />agency personnel to inspect the subject premises for compliance with the <br />aforementioned Permits. <br /> <br />11) Legal Compliance Ï The subject property shall be kept in compliance with, and <br />Landowner will obey all laws and regulation necessary to operate this building, <br />and will obtain and maintain, in good standing, all licenses or permits necessary <br />to operate this type of facility. <br /> <br />12) Responsible Party - The Landowner is responsible for all the conditions set forth in <br />4 <br />Centerville - Ebert - Conditional Use Permit - version 04302024v3 <br /> <br />
