CONDITIONAL USE PERMIT CONDITIONS <br /> <br /> The City of Centerville hereby grants the Subject Property and Landowner a <br />CONDITIONAL USE PERMIT to develop, construct, maintain, and operate a 104-unit <br />apartment project, consisting of a three-story apartment building with a level of parking <br />underneath the building for 110 cars and a surface parking lot of 56 spaces, subject to <br />the following conditions: <br /> <br />1) Common Ownership Ï Lot 1 and Lot 2 of Block 1 of LaLonde, first addition, <br />Centerville, and which comprise the subject property, shall remain in common <br />ownership in perpetuity. <br /> <br />2) Screening Ï The subject property shall be maintained in a manner consistent with <br />the landscape plan, and in particular, with sufficient screening or fencing to stop <br />light from leaving the subject property where such light is produced by vehicles as <br />they enter and exit the parking garage. <br /> <br />3) Garbage Ï Garbage containers shall be screened from public view. Garbage <br />hauling shall be coordinated to not interfere with school bus traffic from Centerville <br />Elementary School. All garbage shall be contained and covered within garbage <br />containers designed for that purpose. The grounds of the subject property shall be <br />maintained in a manner that is free from litter and garbage. <br /> <br />4) Exterior Conditions Ï The subject property shall be maintained in a neat and <br />workmanlike order to include, but not limited to: <br /> <br />a. The original landscape, grading, and lighting plans shall be maintained. <br />b. Lawn, shrubbery, and planting areas shall be maintained in conformity with <br />City standards, and dead plantings shall be replaced. <br />c. Painted surfaces shall be free from pealing, cracking, or fading. <br />d. Pavement, curb, and sidewalk shall be free from potholes and major <br />damage. <br />e. Lane lines for parking, driveways, and fire lanes shall be clearly visible by <br />painting or marking. <br />f. Exterior lighting shall function as designed and illuminate areas from dusk <br />until dawn, and such light shall not pollute areas off of the subject property. <br /> <br />5) Snow Removal Ï Snow removal operations shall utilize snow storage locations only <br />on the subject property or snow shall be hauled off site in a lawful manner. All fire <br />lanes and means of fire access on the subject property shall be cleared of ice and <br />snow within 24-hours from the end of snowfall. <br /> <br />6) Parking Ï Vehicle parking, and the parking areas of the subject property shall meet <br />the following conditions: <br /> <br />a.
