LaLonde Development Traffic Study May 1, 2024 <br /> Page 5 <br />PROPOSED DEVELOPMENT <br />The proposed development, shown in Figure 3, is in the northwest quadrant of the Main Street (CR 14) <br />and Centerville Road (CR 21) intersection. As proposed, the project is a 3-story 104-unit multifamily <br />apartment building that would replace an existing single-family home. One driveway serving the site is <br />planned via Westview Street / Centerville Road. A total of 166 parking spaces are planned, which <br />includes a 110-space parking garage and a 56-space surface lot. For purposes of this study, <br />construction was assumed to be completed in the year 2026. <br />As shown on the site plan, there is the potential that further development of the northwest quadrant of <br />the Main Street (CR 14) and Centerville Road intersection could occur. Although there are no specific <br />development plan for this area at this time, a preliminary review of the development potential of the <br />adjacent site was included to help understand the long-term infrastructure needs of this area. Therefore, <br />a phased development approach was reviewed; Phase 1 included the apartment building and Phase 2 <br />included both the apartment building and the potential future retail. For purposes of this study, the future <br />retail was assumed to include a 6,000 square foot restaurant and a 10,000 square foot strip retail plaza. <br />Figure 3 Proposed Site Plan <br /> <br />
