To: Planning & Zoning Commission <br />From: Athanasia Lewis, Assistant City Administrator <br />Subject: Public Comments re: 1687 We²³µ¨¤¶ 3³¤¤³ ȟ , ,®£¤ 0±®¯®² « <br />Date: May 7, 2024 <br />Enclosure: Public Comments on LaLonde Proposal <br />Honorable Chair Krueger, <br />On January 2, 2024, the Planning and Zoning Commission reviewed a concept plan for <br />the property located at 1687 Westview Street. The parcel, known as the LaLonde <br />property, is a 2.89-acre site and the existing use is single-family. The current zoning <br />for the property is in the M-2 Mixed-Use Neighborhood District, which is guided for <br />12-45 units/acre. The proposed project is for a 104-unit market rate/luxury <br />apartment building overlooking Centerville Lake. To help make the project viable, the <br />city is considering the use of Tax Increment Financing. <br />The city received a formal application for the proposed project on April 9, 2024. The <br />preliminary plat, site plan, and Conditional Use Permit (CUP) for a Planned Unit <br />Development (PUD) will be reviewed by the Planning and Zoning Commission at their <br />May 7, 2024, meeting. A public hearing for the proposed development will also be <br />held on May 7, 2024, and residents will have the opportunity to provide input and/or <br />ask questions. <br />The city values public input and has provided multiple avenues for residents to share <br />their thoughts. Information about the proposed development, along with a link to <br />submit input, has been featured on the fron³ ¯ ¦¤ ®¥ ³§¤ ¢¨³¸Ȍ² ¶¤¡²¨³¤ ²¨¢¤ * ´ ±¸ <br />nd <br />. Over the last several months, staff have also received comments via email. To <br />2 <br />th <br />further engage residents, we held a Town Hall & Open House on March 25 so <br />residents could learn more about the proposed development and talk directly with <br />developers and staff. <br />The public comments received to date are attached for your review, along with <br />responses from Administrator Statz. The text has been cleaned up for ease of reading. <br />The comments were not altered in any way. As a matter of privacy, email addresses <br />have been removed. <br /> <br />
