Memorandum <br />Date: April 30, 2024 <br />To: Chair and Planning Commissioners <br /> <br />From: Mark Statz, PE – City Administrator/Engineer <br /> <br />Subject: Drilling Estates <br /> <br />The city is in receipt of an application for Preliminary Plat from the owner of two <br />adjacent lots at the far end of Mound Trail. The property is currently unplatted land, <br />described by meets and bounds. Theowner wishes to move the common lot line between <br />the two parcels to more evenly distribute shoreline footage andimprove the saleablity of <br />both parcels. The owner has agreed that platting the land would benefit both the city and <br />himself. <br />Both parcels in this proposed plat straddle the municipal boundary lines between the City <br />of Centerville and the City of Lino Lakes. City staff fromboth cities and staff from the <br />county surveyors office conferred and arrived at theconclusion that the plat could be <br />processed by both cities, in parrallel and recorded at the county upon concurrence from <br />both cities. <br /> <br />Since the portions of each lot that are in Centerville do not contain structures. Therefore <br />we offer no comments on the buildability of either lot. Both lots meet the front lot width <br />requirments for the zoning district (R-2; 100 feet). <br /> <br />Since the plat does not create any additional lots, park dedication fees are not required. <br /> <br />Since there is no new public infrasturcture needed for this plat and there are no proposed <br />private improvemetns contemplated, the requirement for a developer’s agreement is <br />waived. <br /> <br /> <br /> <br />
