Upon subdivision, the city normally requires hooking to city utilities. Even though the <br />structures on these lots are in the City of Lino Lakes, the lots are serviced by City of <br />Centerville utilities. Currrently, the two properties’ status with regard to municipal <br />services is: <br /> 7185 Mound Trail <br />o Connected to City Sewer <br />o NOT connected to City Water <br />Water service stub is in place, connection fees have been pre- <br />paid and connection would be forced at the time of sale, <br />failure of the well, or expansion of the home, per Centerville <br />City Code <br /> 7193 Mound Trail <br />o Connected to City Sewer <br />o Connected to City Water <br />Given that fees have been paid, and the fact that this plat may not actually meet the <br />definition of a “subdivision”, the city may not have a mechanism or rule which would <br />force the hook-up to city water. Staff recommends allowing the plat without the <br />requirement for hooking 7158 Mound Trail to the city’s water system. <br />Staff recommends approval of the Preliminary Plat for Drilling Estates, with the <br />following findings of fact: <br /> <br />Findings: <br />1. Platting the property is mutually beneficial for the applicant and the city. <br />2. Centerville’s approval of this plat is contingentupon approval from the City of <br />Lino lakes for the same. <br />3. The proposed plat meets the requirement of the City of Centerville’s subdivision <br />ordinance. <br /> <br />
