City of Centerville <br />Planning and Zoning Commission <br />October 10, 2023 <br /> <br />Motion by Commissioner Broussard-Vickers, seconded by Commissioner Olson to close the <br />public hearing on medical facilities. All in favor. Motion carried. <br /> <br />Motion by Commissioner Broussard-Vickers, seconded by Commissioner Krueger to <br />recommend approval of the revised ordinance as presented and amended. All in favor. <br />Motion carried. <br /> <br />d. M-1 and M-2 Zoning District Density Requirements <br />A public hearing was held on the M-1 and M-2 Zoning District Density Requirements and there <br />were some public comments. <br /> <br />Public Comments <br />Resident Linda Broussard-Vickers at 6756 Centerville Road provided the following comments: <br /> She thinks it’s odd that we have a legal document following a document that is not legal. <br /> She wants the Downtown Plan to be revisited, because there has been over eighteen years <br />of struggle trying to ensure compliance and nothing has panned out. <br /> Goals may have changed since the Downtown Plan was adopted, and she is concerned that <br />the density requirements will impact the small-town look and feel of Centerville. <br /> She would like to see the process reversed, where the Downtown Plan matches the City <br />Code and Comprehensive Land Use Plan. <br /> <br />Administrator Statz reported that the Downtown Plan has been revisited and re-adopted in 2020 by <br />the City Council and there will be some more discussion at the upcoming council retreat in 2024. <br /> <br />Motion by Commissioner Thompson, seconded by Commissioner Broussard-Vickers to <br />recommend approval of the changes to the M-1 and M-2 Zoning code, while also requesting <br />that the city council revisit the Downtown Master Plan. All in favor. Motion carried. <br /> <br />3. Comprehensive Plan Amendment <br />a. M-1 and M-2 Zoning Districts <br /> <br />Administrator Statz introduced this item as presented in the packet, noting that there are <br />approximately 102 acres left to develop in the city. He reviewed the density table in the Comp <br />Plan and discussion ensued about proposed revisions to the document. <br /> <br />Motion by Commissioner Krueger, seconded by Commissioner Thompson to recommend <br />approval of the Downtown Master Plan related to Mixed-Use Corridor Neighborhood <br />Density Requirements.
