City of Centerville <br />Planning and Zoning Commission <br />April 2, 2024 <br /> <br /> <br />Motion by Chair Krueger to open the public hearing at 6:49p.m. <br /> <br />Kari Clark with Sharper Communities addressed the Planning Commission and noted the homes <br />would be detached with loft options. The price point is anticipated to be between $650,000 to <br />$800,000. The square footage is around 1,600sf and Sharper Communities is looking to get started <br />this year. The homes would be built on spec and as they are sold. This would be groundskeeping <br />association with no snow and no mow. <br /> <br />Public Comments: <br />Megan Olson who resides at Deer Pass asked what the habitat would look like with the <br />development. Administrator Statz noted that there would be some impacts where you see the <br />streets and homes, but for the most part the wetlands would be left alone. Tree clearing is not part <br />of the plan. There is not a sidewalk planned because it is tight in the right-of-way. <br /> <br />Administrator Statz received an email from a resident who asked about the connection to Brian <br />th <br /> Drive. The resident’s main concern was about traffic on 20 avenue. <br /> <br />Discussion ensued about the path between Brian Drive and the development, the width of the road <br />th <br />for public works operations and addition of the 20 avenue trail. <br /> <br />The public hearing was closed at 7:08 p.m. <br /> <br />Motion by Commissioner Kalina seconded by Commissioner Nelson to close the public <br />hearing at 7:08 p.m. All in favor. Motion carried. <br /> <br />V. AWARDS, PRESENTATIONS, APPEARANES <br />1. None <br /> <br />VI. OLD BUSINESS <br />1. Concept Plan for (updated) for 1687 Westview Street – LaLonde Proposal <br />Administrator Statz introduced this item as presented in the packet, noting that the revised <br />proposal: <br /> Moves the building south to accommodate a fire lane and underground parking entrance on <br />the north side of the building. <br /> Shrink's the building from 110 units to 104 and adds a slight angle to the north leg of the <br />building. <br /> Moves the surface parking lot from the SW corner of the site to additional underground <br />parking, under the top tier of the outdoor patio. <br /> The revised concept sketches include a rendering of the building, highlighting architectural <br />features that resemble the old Centerville Elementary School. <br />There was no formal action on this agenda item. <br /> <br />th <br />Administrator Statz announced that the May 7 public hearing for the LaLonde proposal will be <br />held at St. Gens church at 6:30p.m. <br /> <br />VII.
