June 4, 2024 <br />Centerville Planning & Zoning Commission <br />Page 6 of 11 <br />RE: Ten Nineteen Development LLC, LaLonde Property, PUD Preliminary Development Plan <br />8)The project will have manyresidents and guests on site who will reasonably have a desire <br />to walk, bike, or drive in the vicinity. <br />9)The project will be the first major development in Downtown Centerville and will be <br />expected to “reinforce and guide public/private investment in a manner that will <br />strengthen the viability of the area and recommend Downtown Centerville as a <br />community destination of the highest quality”, in the words of the Downtown Centerville <br />Master Plan & Development Guidelines. As such, the project must be clean, orderly, and <br />well managed. <br />10)Main Street immediately adjacent to the west edge of the project site is a busy, high-traffic <br />roadway with no safe pedestrian crossing to Centerville Lake. The project will have views of <br />the lake, but no reasonable direct access. <br /> <br />
