Date: June 4, 2024 <br />To: Honorable Chair and Commissioners <br /> City of Centerville <br /> Planning and Zoning Commission <br />From: Athanasia Lewis, Assistant City Administrator <br />Subject: Permitted Use Evaluation Î Max Storage <br />In July of 2022, the Planning and Zoning Commission approved a Conditional Use Permit for <br />Max Storage Enterprises, LLC, a limited liability company. Max Storage consists of two <br />buildings, each with eight (8) bays available for rent as storage units; other uses are available as <br />explained below. The bays each have a large overhead door and a person-door access. The <br />spaces are large enough to accommodate multiple vehicles, including dock-trucks or similar <br />equipment. The bays also contain a restroom, floor drain, heat, and a few other amenities. <br />Conditional Use Permit : <br />CONDITIONAL USE PERMIT CONDITIONS <br />The City of Centerville hereby grants the Subject Property and Landowner and a <br />CONDITIONAL USE PERMIT to develop, construct, maintain, and operate a mini-storage, <br />subject to the following conditions: <br />1.Uses Permitted within the units on site are storage inside the building or any Permitted <br />Use in the I-1 zoning district. <br />3.If a use, other than mini-storage, is proposed for any unit that is allowed by Conditional <br />Use Permit (CUP) in the I-1 zoning district, the property owner will need to apply to the <br />City for a CUP on their behalf and get approval for the CUP before that user can occupy <br />the unit. If approved, any conditions attached to that use will run with the land and the <br />CUP that is recorded with the property. <br />4.The property owner will notify the City, in a manner defined by the City Administrator, <br />of any use, other than mini storage, in any of the units and a determination will be made <br />if the use is permitted or not. If permitted by CUP, as noted above, then the CUP process <br />must be followed before that user can occupy the unit. <br />The city is in receipt of a proposal for occupancy of a bay from the building owners. The Zoning <br />Administrator (City Administrator Mark Statz), has made the following determination on the <br />proposal as follows: <br /> <br />
