Memorandum <br />Date:August 30, 2024 <br />To:Honorable Chair and Planning Commission <br />From:Mark Statz, PE –City Administrator/Engineer <br />Subject:Concept Sketch Review –Design House Greetings <br />Staff has received a concept sketch from Design House Greetings to build a roughly <br />12,000 SF building on a 1.4 acre site located just north of their existing warehouse and <br />office on Gateway Circle. The new building would be constructed at 2062 Fairview <br />Street (PID 24-31-22-33-0008), and the proposed warehouse, is a permitted use in the <br />Industrial Zoning District on the Table <br />of Allowed Uses (Table 156-A) in the <br />Zoning Code. With a permitted use on <br />a platted lot, there is no need for a <br />public hearing, since there is no plat <br />and no conditional use permit to be <br />reviewed. After the concept sketch is <br />reviewed, a formalSite Plan Approval <br />Application will be brought forward <br />for final approval. <br />Parking/Loading/Driveway <br />The sketch shows a driveway, loading dock areas and employee parking. Two of the <br />loading docks are for semi-trailers, the other is an at-grade dock. City code requires one <br />off-street loading space for facilities with 10,000 sf of gross floor area, plus one <br />additional space for each 25,000 sf. With a gross floor area of around 12,000 sf, this <br />facility only requires one dock; three are provided. <br />Eleven parking spaces are shown in the lot for employees or visitors. The minimum <br />parking requirements for warehousing space is two spaces per 1000 sf. Again, with <br />12,000 sf of space, the minimum would be 24 spaces. The current design of the building <br />site does not meet city code with regard to parking spaces. However, section 156.166 (E) <br />allows fewer parking spaces through a conditional use permit (CUP). The CUP may <br /> <br />
