If the applicant wishes to address parking needs through a CUP, they would need <br />to apply for one and go through the public hearing process. <br />Landscaping <br />City code requires one tree per 3,000 sf of the site area. At 1.4 acres, the site would <br />require 20 trees. The sketch appears to show 4 trees along the boulevard. At least 16 <br />additional trees would be required on the site to meet city code. There appears to be room <br />around the perimeter of the site. <br />The code’s shrub requirement is one shrub for every 10 feet of building and parking area <br />perimeter. The building’s perimeter is 432 ft, plus the parking area’s perimeter of 170 ft <br />(excludes perimeter adjacent to building and perimeter of drive and loading areas). This <br />brings the total perimeter to 602 lineal feet, for a planting requirement of 60 shrubs. The <br />sketch currently shows 21 shrubs. An additional 39 shrubs would be required. There are <br />plenty of spaces for these plantings. <br /> <br />The requirement of 10% of any lot being green space appears to be met. The requirement <br />of 3% of the surface area of land within a parking area appears to be met with the <br />landscaped areas adjacent to the parking lot. <br /> <br />Setbacks <br />Setbacks and other minimums for lot and building size appear to be met by the proposed <br />building and its location on the lot. <br /> <br />Architecture <br />The architecture depicted could, perhaps use some "contrasting architectural features" as <br />described in code, and the wall materials are on this agenda for review. <br /> <br />Staff is requesting the Commission review the concept sketch and provide feedback to <br />the applicant so they can make final revisions and submit a formal Site Plan Review <br />application and, if necessary, a Conditional Use Permit application. <br /> <br /> <br /> <br /> <br />
