City Code & Downtown Master Plan Inconsistencies <br />Density <br />Staff Recommendation <br />Change City Code and DMP to reflect densities between 12 and 30 units/acre for both <br />the Downtown Neighborhood District (M-2 Zoning) and Mixed Use Corridor (M-1 <br />Zoning). <br /> <br />Change City Code and DMP to eliminate the use of the terms High Density, Medium <br />Density and Low Density. Instead refer to the density range. <br />City-Code <br />§ 156.051 MIXED USE DISTRICT (M-1). <br />(A)Purpose. It is intended that the M-1 District implement the "Master Plan and <br />Development Guidelines for Downtown Centerville," adopted by the City Council on <br />January 11, 2006 and as revised from time to time (the "Redevelopment Plan"), and <br />provide for the unique layout and character of a traditional central business district with <br />retail, professional office, accessory residential and other mixed uses. The M-1 District <br />correlates to the ÐMixed Use CorridorsÑ in the Redevelopment Plan. <br /> (B) Permitted uses. See Table 156-A.1. <br />(1) Residential uses as allowed above commercial uses with a density between 12 and <br />30 units per acre. <br />§ 156.052 MIXED USE NEIGHBORHOOD DISTRICT (M-2). <br />(A)Purpose. It is intended that the M-2 District implement the ÐMaster Plan and <br />Development Guidelines for Downtown Centerville,Ñ adopted by the City Council on <br />January 11, 2006 and as revised from time to time (ÐThe Redevelopment PlanÑ) and <br />provide for higher density residential uses with densities as detailed in 156.052 (B).1. <br />and accessory retailn and office uses to complement the adjoining M-1 District and <br />existing neighborhoods. The M-2 District correlates to the ÐDowntown NeighborhoodÑ <br />designation in the Redevelopment Plan. <br />(B) Permitted Uses.
