Allowable Land Use <br />Retail, office and high density residential uses are all allowed in the Mixed-Use <br />Corridors. With the exception of office or residential lobbies, retail and restaurant uses <br />should comprise the entire ground floor of all buildings. The minimum residential density <br />will be 12 units per acre, and the maximum density will be 30 units per acre. <br />Pg. 28 <br />Minimum Residential Density: 12 units per acre. 1,250 square feet/dwelling unit. <br />Maximum Residential Density: 30 units per acre. 900 square feet/dwelling unit. <br />Maximum Retail Density: Ground floor retail or restaurant space shall be limited to <br />50% of the ground floor, floor area and by adequacy of parking only. See below. <br /> <br />Pg. 20 <br />Downtown Neighborhood (M-2) <br />The Downtown Neighborhood is reserved for low-densityless intense, low and mid-rise <br />housing. The district will allow the integration of service and/or restaurant related retail <br />space that is integrated into the ground floor of residential buildings. <br />Pg. 26 <br />D. III. a. Overview: Downtown Neighborhood (M-2) <br />The Downtown Neighborhood will be dominated by high-density and medium <br />densityless intense residential developments in low to mid-rise buildings of one, or two <br />and three stories. <br />Buildings fronting on corners may contain service and restaurant related retail spaces <br />on the ground floor corners only.
