Downtown Master Plan <br />Pg. 20 <br />Downtown Neighborhood (M-2) <br />The Downtown Neighborhood is reserved for low-densityless intense, low and mid-rise <br />housing. The district will allow the integration of service and/or restaurant related retail <br />space that is integrated into the ground floor of residential buildings. <br />Pg. 23 <br />Minimum Building Height: 32 ft.None <br />Maximum Building Height: Three Two floors andor 435 ft. Overview: Downtown Neighborhood (M-2) <br />The Downtown Neighborhood will be dominated by less intense,high-density and <br />medium density residential developments in low to mid-rise buildings of one or, two and <br />three stories. <br />Buildings fronting on corners may contain service and restaurant related retail spaces <br />on the ground floor corners only. Housing density will range from 12 to 3045 units per <br />acre. <br />Therefore, the Mixed-Use Corridors will provide the broadest variety, highest density <br />and greatest intensity of development within the Downtown Area. Both vertical and <br />horizontal integration of uses will be required as well as elements promoting pedestrian <br />circulation within the district. <br /> <br />Major retailers, supporting services, lifestyle and impulse retailers and their related <br />parking facilities will be encouraged to locate in multi- level, Mixed-Use and <br />interconnected buildings. In addition to this vital mix, the guidelines for the Mixed-Use <br />Corridors will describe the qualities and character of a desired Òurban formÓ within the <br />Mixed-Use Corridors. Compact buildings and high-intensitydensity blocks that define <br />this district must include continuous built edges that relate directly to streets and <br />sidewalks. <br /> <br />
