Memorandum
Date: November 27, 2024

To: Honorable Chair and Planning Commissioner

From: Mark Statz, PE – City Administrator/Engineer

Subject: Adjacent Jurisdiction Development Review

Background
Attached is a development concept plan submitted to the City of Lino Lakes for a
residential development on property adjacent to the City of Centerville. The arrow below
shows the development in relation to the Centerville’s Future Land Use Map from the
Comprehensive Plan.

Zoning
The proposed zoning for the project is a combination of low, medium, and high density
th
residential areas. The higher density housing is positioned along 20Avenue and on the
south side of the development, nearest the city boundary. However, there is a large
buffer of wetlands in between. There is an area of upland along the city boundary, which
does not show any homes proposed. It is unclear whether this area may be developed in
the future, especially if there were road access from the south (connecting into future
Centerville development).
