Memorandum <br />Date: November 27, 2024 <br /> <br />To: Honorable Chair and Planning Commissioner <br /> <br />From: Mark Statz, PE – City Administrator/Engineer <br /> <br />Subject: Adjacent Jurisdiction Development Review <br /> <br /> <br />Background <br />Attached is a development concept plan submitted to the City of Lino Lakes for a <br />residential development on property adjacent to the City of Centerville. The arrow below <br />shows the development in relation to the Centerville’s Future Land Use Map from the <br />Comprehensive Plan. <br /> <br /> <br /> <br />Zoning <br />The proposed zoning for the project is a combination of low, medium, and high density <br />th <br />residential areas. The higher density housing is positioned along 20Avenue and on the <br />south side of the development, nearest the city boundary. However, there is a large <br />buffer of wetlands in between. There is an area of upland along the city boundary, which <br />does not show any homes proposed. It is unclear whether this area may be developed in <br />the future, especially if there were road access from the south (connecting into future <br />Centerville development). <br /> <br />
