Private open space is 6.0 acres or 49.6% of the townhome development. <br /> <br />Staff Comments: <br />1.The 90ft wide lots shall be added to all plan sheetdata as another land use and house <br />type product. <br />Existing Conditions <br />Per the Wetland Delineation Report, the site consists primarily of row crop land with scattered <br />farmed wetlands. A single-familyhome and outbuildings arelocated along the west central <br />border. Wooded areas with wetlands/drainageways are in the southwest and southeast <br />portions of the site. Topography on the site varies with high elevations at ~910 to 912 ft MSL <br />and low elevations at ~902-904 ft MSL. <br /> <br />A 70ft wide transmission line runs north-south through the site. A 50ft wide drainage & utility <br />easement and stormwater pipe runs west-east through the site.
