November 27, 2024 <br />Patrick Marty <br />Ryan Companies <br />533 South Third Street, Suite 100 <br />Minneapolis, MN 55415 <br />Subject:Project Banjo-ExistingNoise Assessment <br />Centerville, Anoka County, Minnesota <br />Executive Summary <br />The purpose ofthis technical memorandum is to summarize the measured existingnoise levels in the <br />vicinity ofthe recently constructeddistribution center, also referred to as Project Banjo,inCenterville, <br />MN.The site is approximately 14miles north of Downtown Saint Paul and approximately 8 miles <br />south of Forest Lake. The site is generally located north of Fairview Street, south of Commerce Drive, <br />thst <br />east of 20Avenue S, and west of 21Avenue S.The site is mainly surrounded by a mix of <br />residential andcommercial land uses to the north, south, and west as well as undeveloped land to the <br />east. The location of the proposed Project Banjo development is shown in Figure 1. <br />Analysis Findings <br />The site has commercial land uses to the north, south, and west as well as residential land uses <br />to the west. The closest residential land use is approximately 600 feet southwestof the truck <br />court on the western façade of the Project Banjo building. Applicable noise limits from the <br />Centerville Code of Ordinances vary based on the duration of the sound and the district in which <br />the sound is received.Existing noise levels in the vicinity of the residential land uses to the west <br />of the site wereapproximately 52dB(A) to 56dB(A)on averagethrough the daytime and <br />nighttime hours. <br />Project Description <br />The distribution center consistsof an approximately 141,400 square-foot industrial building. The <br />facility providesa combination of warehouse, logistics, and distribution operations and specializesin <br />last-mile deliveries; where goods aredelivered to the site via trucks, and then dispatched to the <br />st <br />customer via passenger vehicles and vans. Three driveways to the site are on 21Avenue S as well <br />st <br />as two driveways on Fairview Street. Trucks access the site from the northern driveway on 21 <br />Avenue S and the passenger vehicles/vans utilize the other four driveways. <br />kimley-horn.com <br />93 <br /> <br />
