April 1, 2025 <br />Centerville Planning & Zoning Commission <br />Page 4 of 7 <br />RE: 1421 Mound Trail, Variance Request Ï Garage & Swimming Pool <br />CONCLUSION/RECOMMENDATION <br />My interpretation of the various Zoning Code provision means: <br />A swimming pool should be considered an accessory use or structure for setback purposes. <br />In my opinion, a garage andswimming pool are allowed anywhere on a lot that is not <br />within a required setback (but would be allowed within a rear yard setback as long as they <br />meet the size requirement). This could be clarified by amendment if that is not the <br />intention. <br />The garage and pool in therequested location should be allowed without a variance. <br /> <br />
