Currently the <br />property does not have a freestanding sign, and they wish <br />th <br />to construct a pylon sign along 20 Avenue. <br /> <br />In §152.18 DISTRICT REGULATIONS of Centerville City code, <br />a business may have one pylon sign, or one ground sign <br />and it may be located at a minimum of 15 feet from any <br />property line to the nearest supporting structure of the sign. <br />The owner wishes to build a pylon sign that is less than 15 ft <br />th <br />from the property line along 20 Avenue and therefore <br />requests a variance. <br /> <br />PROPERTY & REQUEST <br />th <br /> Avenue S, <br />The applicants are requesting a pylon sign 3.5 ft from the right-of-way (ROW) of 20 <br />instead of the required 15 ft, illustrated in the map from the applicant on the next page (north is to <br />the left). The yellow property lines on the aerial photo show that Anoka County widened the ROW <br />next to this property some time ago by 20 feet. The ROW was not widened on the property to the <br />north (Shell station, Wise Guys Pizza, NyÔs Liquor, etc.) The smaller aerial photo on the next page <br />(north up) shows the difference in ROW width Ï 20 ft. Without the ROW take, the owner(s) would <br />have been able to place a pylon sign where they want it in their parking and easily meet the 15- <br />foot setback. <br /> <br /> <br /> <br /> <br />13 <br /> <br />
