The subject <br />property is zoned MIXED USE NEIGHBORHOOD DISTRICT (M-2). 156.107(A) outlines the requirements <br />for accessory structures and uses for residential uses. 156.107(A)(1) through (7) of these <br />requirements are also listed below in italics, with staff comments following. <br />(1) No more than two detached accessory buildings are permitted on any single-family, <br />detached dwelling parcel located in any district except R-1. Combined aggregate <br />square footage for detached accessory structures shall not exceed 200 square feet or <br />2% of the lot area, whichever is greater, except if the lot has no attached garage, the <br />largest detached structure may not exceed the square footage of the main floor <br />dwelling. <br />a. The applicant could remove the detached shed from the property, and this <br />requirement would be met. Alternatively, the garage could be attached to the <br />house. <br /> <br />
