June 23, 2025 <br />Centerville Planning & Zoning Commission <br />Page 7 of 7 <br />RE: 7064 Centerville Road, Variances for New Detached Garage <br />(3) The proposed use is a reasonable use. A detached accessory structure such as a <br />garage is permitted with residential uses. <br />(4) The location of the house, gas meter, well, and curb cut all predate the current <br />applicant. The circumstances were not created by the landowner. <br />(5) The variance will not alter the essential character of the area. There are other <br />properties within the city that have detached accessory structures within the front yard <br />and/or closer to the house than six (6) feet. The proposed size and location would not <br />Óstand outÔ when compared to the locations of the houses on properties to the north <br />and south. <br /> <br />Staff would also recommend the following conditions of approval. <br />(1) The applicant is permitted to construct a detached garage on the property in <br />accordance with the plans received with this request. <br />a. The proposed garage shall be no closer than 1Ô-8đÒ from the house, and the <br />front/west face or building line of the garage shall be no more than 16 feet closer <br />to the front lot line than the front/west face or building line of the house. <br />(2) The proposed garage shall adhere to all applicable local, county, state, or federal <br />requirements. <br />(3) The applicant shall acquire all applicable local, county, state, or federal permits <br />required for the project. <br />(4) The applicant shall pay any fees or escrows required as part of this request. <br /> <br /> <br />60-DAY DEADLINE <br />The application was received May 15, 2025. The 60-day deadline for action by the City Council <br />per State statute 15.99 is July 15, 2025. <br /> <br />If the Planning and Zoning Commission tables the request, the city can extend the timeline an <br />additional 60-days perState statute 15.99. The 120-day review period for final action by the City <br />Council would end September 13, 2025. <br /> <br />
