August 6, 2025 <br />Centerville Planning & Zoning Commission <br />Page 5 of 8 <br />Reference: Zoning Code Issues & Definitions <br /> <br />Figure 4: Current Appendix A, Table 1. <br /> <br />If the commission wants to base the front lot line on address, and include a street side setback, staff <br />recommends the following revisions to the definitions and yards sections. <br /> <br />LOT LINE, FRONT. On an interior lot, the lot line abutting a street; on a corner lot, the lot lines abutting the <br />street which is the lotÓs legal street address; on a through lot, the lot line abutting the street providing the <br />primary access to the lot; or, on a flag lot, the interior lot line most parallel to and nearest the street from <br />which access is obtained. A lot line along a curved street, or cul-de-sac, shall be considered one continuous <br />lot line. <br /> <br />LOT LINE, STREET SIDE. The lot lines abutting a street that are not a front lot line. <br /> <br />YARD SETBACK, FRONT. A yard extending across the full width of the front lot between side lot lines and <br />extending from the front property line to the depth required in the yard regulations of the district in which the <br />lot is located. On a corner lot, both street frontages shall be considered the front. The area extending along the <br />full length of a front lot line between side or street side lot lines, and to the depth required in the setback <br />regulations for the district in which it is located. <br /> <br />SETBACK, STREET SIDE.
