140 <br />Name:2025 Zoning Ordinance Amendments <br />Date:November 13,2025 <br />Page:3 <br />Building Height <br />The City Code allows for buildings to be constructed higher than the height maximum found in the <br />zoning ordinance through a conditional use permit. In these cases, it is required that the setbacks be <br />increased to reduce the impacts of increased structure height. Staff have added the following change to <br />clarify this section based on the revised definitions: <br />(B) Excess height on a building. Upon the securing of a conditional use permit, any building may <br />be erected to a height exceeding that specified for the respective district, provided the front, rear, <br />side yardssetbacksshall be increased one foot for each one foot by which the building exceeds <br />the height limit established for that district. <br />Parking and Loading Areas <br />The following clarification is proposed to standards for loading areas: <br />(G)Off-street loading. A loading space shall have minimum dimensions of not less than <br />12 feet in width, 50feet in length, exclusive of driveways, aisles and other circulation <br />areas. One off-street loading space shall be provided and maintained on the same lot <br />for each commercial and industrial use requiring regular delivery of goods and having <br />a modified grossfloor area of more than 10,000 square feet. One loading space shall <br />be provided for each additional 25,000 square feet or fraction thereof. No off-street <br />loading space shall be located in any required setbackyardadjoining any residential <br />use. Required off-street loading space shall not be included as off-street parking space <br />in computing required off-street parking space. Vehicles utilizing this loading space <br />shall not project into the public right-of-way. <br />Planning Commission Discussion and Recommendation <br />The Planning Commissionheld a public hearing at its regular meeting on June 3, 2025. After hearing <br />public testimony and discussing the ordinance revisions proposed by Staff, the Planning Commission <br />tabled the item for furtherreview of revisions to be made by staff. <br />The Commission reviewed and discussed the item again at its regular meeting on July 1, 2025 and again <br />tabled the item for further revisions by staff. <br />At its regular meeting on August 12, 2025, the Planning Commission unanimously recommended the <br />amendments found in the attached ordinance for approval. <br />Accessory Structure Size Limits: <br />The Planning Commission ultimately determined that it would not make any modifications to the <br />maximum size limit for accessory structuresuntil it coǒƌķ ĭƚƓķǒĭƷ ŅǒƩƷŷĻƩ ƩĻǝźĻǞ ƚƓ ƷŷĻ /źƷǤƭ ĻǣźƭƷźƓŭ <br />ƩĻƨǒźƩĻƒĻƓƷƭ źƓ ƩĻƌğƷźƚƓ Ʒƚ ƚƷŷĻƩ ĭƚƒƒǒƓźƷźĻƭ ƚƩķźƓğƓĭĻƭ͵ {ƷğŅŅ Ǟźƌƌ ĬƩźƓŭ ğķķźƷźƚƓğƌ ğƓğƌǤƭźƭ ğƓķ <br />review item to a future Planning Commission meeting as appropriate. <br /> <br />
