(B)Computing front setbacks.For the purpose of computing front setback dimensions, <br /> measurements shall be taken from the nearest point of the front wall of the building to the street <br /> right-of-way line subject to the following qualifications: <br /> (1)Cornices,canopies or eaves may extend into the required front setback a distance not <br /> exceeding two feet, six inches; <br /> (2)A covered or uncovered landing place, steps,or stoop may extend into the required <br /> front yard setback to a distance not exceeding six feet,if its floor is no higher than the <br /> entrance floor of the building.An open railing no higher than three feet may be placed <br /> around the structure. Such permitted encroachment shall not be enclosed with walls, <br /> screens,windows,etc.but must be completely open and if covered,the cover may be <br /> cantilevered or supported with columns and must be constructed in similar quality and <br /> appearance as the building and may not be constructed with metal roofs or metal <br /> columns; <br /> (3)The above enumerated architectural features may also extend into any side or rear <br /> setback to the same extent,except that no porch,terrace or outside stairway shall project <br /> more than three feet into any side setback and then, in the case of an outside stairway, <br /> only if it is unroofed and unenclosed above and below the steps.In no case shall a porch, <br /> stair landing or any other architectural feature extend closer than four feet to the side <br /> property line; and <br /> Section 7. Revisions to§ 156.166(G)PARKING AND DRIVEWAY REQUIREMENTS. <br /> (G)Off-street loading.A loading space shall have minimum dimensions of not less than 12 feet in <br /> width, 50 feet in length,exclusive of driveways,aisles and other circulation areas. One off- <br /> street loading space shall be provided and maintained on the same lot for each commercial <br /> and industrial use requiring regular delivery of goods and having a modified gross floor area <br /> of more than 10,000 square feet. One loading space shall be provided for each additional <br /> 25,000 square feet or fraction thereof.No off-street loading space shall be located in any <br /> required setback adjoining any residential use.Required off-street loading space shall not be <br /> included as off-street parking space in computing required off-street parking space.Vehicles <br /> utilizing this loading space shall not project into the public right-of-way. <br /> Section 8. Revisions to§ 156.178(A)(2)LANDSCAPING. <br /> NOTES: <br /> 2 Trees shall be deciduous.Unit exposures with street frontage shall be planted in the front yard <br /> area consistent with section 156.178 (B). <br />
